Astor monitors divorce and probate court filings across the US, resolves whether the person who filed owns real estate, and hands agents a scored, enriched lead — so you reach motivated sellers before the competition knows they exist.

Why we built this

Most listing leads reach an agent too late — after the property is already listed, or after a dozen competitors have hit the same name from the same public list. The signal is public, but the work of turning it into a real, contactable seller is where everyone gives up.

That work is identity resolution. “John Smith” on a divorce docket could be the owner, a different person with the same name, a typo, or a business entity. Match on the name alone and you ship bad leads. Astor captures a disambiguating identifier — a street address, a date of birth, a co-party — before it ever calls a filing and a property the same person.

From there we enrich: property records, deed history, equity, and current listing status, scored by urgency and sorted into tiers. The result is a short, ranked list of owners with a genuine reason to sell — ready to work, not to clean up.
