Astor is a real estate lead generation platform that monitors public court records — including divorce and probate filings — enriches them with property data from county assessor records, and delivers scored leads to licensed real estate professionals. The Service aggregates publicly available information and does not create, fabricate, or independently verify the underlying court or property records.

If you use the Service to obtain contact information for outreach purposes, you are solely responsible for complying with the Telephone Consumer Protection Act (TCPA), the Telemarketing Sales Rule (TSR), and all applicable Do Not Call (DNC) regulations. You must scrub all phone numbers against the National Do Not Call Registry and any applicable state DNC lists before initiating contact. Astor does not make calls or send messages on your behalf and is not liable for your outreach activities.
The information provided through the Service is sourced from public records and third-party data providers. While we strive to deliver accurate and timely data, Astor makes no warranties or representations regarding the accuracy, completeness, or currency of any information. Public records may contain errors, omissions, or outdated information. You should independently verify all data before relying on it for business decisions.
To the maximum extent permitted by law, Astor and its officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly, or any loss of data, use, goodwill, or other intangible losses resulting from your use of the Service. In no event shall Astor's total liability exceed the amount you paid for the Service in the twelve (12) months preceding the claim.
We may suspend or terminate your access to the Service at any time, with or without cause, and with or without notice. Upon termination, your right to use the Service ceases immediately. You may cancel your account at any time through your account settings. All provisions of these Terms that by their nature should survive termination shall survive, including ownership provisions, warranty disclaimers, indemnity, and limitations of liability.
These Terms shall be governed by and construed in accordance with the laws of the State of Colorado, without regard to its conflict of law provisions. Any disputes arising from these Terms or your use of the Service shall be resolved exclusively in the state or federal courts located in Denver, Colorado.
